		<description>Interesting article.  I bought my first house in Leslieville or &quot;Trendy Leslieville&quot; as the real estate ads put it, back in &#039;99.  It ended up being pretty good timing although I only bought there because I couldn&#039;t afford anywhere better.

My street had a number of old people who moved on and were replaced by younger people (like myself) so maybe if you can find an area that has a lot of old people then that might be an indicator that there will be a lot of new people moving in.

		<description>I live not far from Woodbine and Danforth (which I enjoy; nice people, bike ride to the beach and easy transit access) and was going to mention the same thing as Mr Cheap: young people.  We&#039;ve only had our place for a little over a year but have been staggered by the number of &quot;run down old cat lady&quot; houses which have been completely gutted/reno&#039;ed in that period, just in the few blocks around our place.  And the prices, even in this unpopular neighbourhood, seem to be reacting.</description>

		<description>Overall, I&#039;m suspicous its tough to call the up-and-coming areas.  If I had to pick one, I&#039;d vote for &quot;The neighborhood becomes very young&quot; as the best.  Right now a lot of friends and friends of friends are buying at Woodbine and Danforth (not the worst area, but not particularly nice or trendy).  I suspect that they&#039;re going to move in because they can buy houses for reasonable price, start getting raises, then gentrify the hell out of the place.  Or they might not (and instead all of them start moving in 3-5 years once they&#039;ve built up some equity).

Gerrard and Broadview has been getting some nicer restaurants which might be a sign it&#039;s improving (Jilly&#039;s would probably have to go, unfortunately, before it could really be considered gentified)</description>
